Brief

A Complete M&E Design and Build of all mechanical, electrical, smoke ventilation and water booster of 94 apartments.

Scope

  • Lighting, lighting control, small power, Access Control, CCTV, Disabled Refuge and Television Output.
  • Each apartment has its own HIU to serve hot water, heating and heat recovery unit together with underfloor heating in selected apartments.
  • Installation of Domestic Services and Public Health. BCSW.
  • Soil and vent and rainwater.

Solution

  • A mixed development of social rented, shared ownership, apartments and a high end fit out.
  • Commercial units were shell and core for fit out by the end user.
  • Building contains 679 new homes and 562 are privately owned.
  • The development is six floors high with plenty of natural light, with windows offering fantastic views of the London skyline.
  • Commercial and retail floor space covers 70,913 sq ft; part of this project.

  • The area is situated in zone two of London, in the borough of Deptford.
  • Postcode SE8 is known for being one the cheapest regions in zone two, At the time of writing, the average price of a one-bed flat was £336,005, making the average sq. ft. price at £624.
  • Located across the River Thames from Canary Wharf.
  • Deptford has a historical heritage as King Henry VIII’s royal dockyard was founded in the borough in 1581.
  • High street is known for a mix of pawnbrokers, pubs and boutiques.
  • A project in Deptford was set to renovate a Grade II listed carriage ramp and the railway arches below to create a collection of independent shops, restaurants and a new market space.
